I was renting unit 1403N at Oceana Bal Harbour North Tower until June 2021. The building itself seems to be maintained fine but unfortunately two bathrooms in the unit emit sewage odors nearly daily. Multiple plumbers and the building staff could not fix this recurring problem. I don't know if this is a problem with the 03 line or specifically something wrong with this unit but this is a serious issue (and maybe even a potential health hazard) that made us avoid using two toilets and of course reduced our satisfaction with the unit. We were not informed of this problem before signing the lease, so I believe that it's important to point it out here.

Another problem is the construction in the unit above caused water damage and water leaks three times.

My recommendation to any potential buyers of this unit is to look elsewhere. There are other newer buildings and because of the tragic Surfside building collapse I expect many new buildings to be constructed in the area when the old buildings are sold to developers, increasing the supply of luxury condos and greatly reducing the prices.
